Mohali gears up for its first mall

C&C Constructions is coming up with a mall called Mohali Junction with an investment of approx Rs 500 crores. The mall will be a self-sustained, integrated commercial development with a corporate office, business hotel, retail shops, entertainment and urban transport. Spread over 9,19,038 sq.ft., the project will have a gross leasable retail area of 4,54,246 sq.ft.

The project has three towers comprising of a mall with 10 screen multiplex and a food court, corporate offices, Hotel Hyatt Place and India’s first air conditioned inter state bus terminal. Tower A having two basements, lower ground floor and ground plus four floors will be operational by the end this year. It has already been given for fitouts to Cinepolis for the 10-screen multiplex. The food court, entertainment area and home furnishing are also under fitouts. The ground floor and first floor which is the Interstate Bus Terminal Area will also have a retail environment like the duty free areas in the airports.

Around 2,00,000 sq.ft of the project will be operational by April, 2012 and 2,50,000 sq.ft. will be operational by April, 2013. So the entire project including the other two towers with retail space, hotel and corporate offices will become operational in April, 2013.

Talking about the importance of the location of the mall, Col. Charan Vir Singh Sehgal, Head Real Estate Vertical, C&C Constructions said: "C&C Mohali Junction is located in a triangular plot with all three sides open and 100-feet wide roads on all sides. With the border of Chandigarh just half a kilometer away, the mall will enjoy excellent visibility and sizeable city level population with dense residential and commercial developments all around. The prime land belonged to GMADA and through a public private partnership, C&C Constructions out bid the rival companies to win the project."

Mohali Junction will be maintained and opearted by Fidere Facilities Management while Sikka & Associates has taken care of both interior and exterior arichitecture and landscaping. Spectral Engg Services has provided lighting, Kone has provided the lifts and elevators and security will be taken care by C&C Corporate Services. The mall will have 4 escalators and 22 lifts and 4 main entry and exit points. It will also have a fully automated multi-level car parking in three basements managed by C&C Towers. In addition to this, a two- and four-wheeler parking capacity of 500 and 1,100, respectively, will also be available.

The mall is expecting a footfall of 60,000 people per day from the ISBT alone besides the footfalls from corporate offices, the hotel and the mall itself. "The footfall of the mall is based on the assumption of the sectors 17 and 43 Inter State Bus Terminal where there is a daily footfall of one lakh people each. We expect that majority of them will move in and out of the mall also. Besides, we have 3.5 lakh sq.ft. of corporate office space and a 150 room Hyatt Hotel and so we will definitely get majority foot fall from these two parts of the project also," said Sehgal.

The mall has already signed Big Bazaar as its anchor store. The other brands targeted by Mohali Junction are Giordano, Adidas, Allen Solly, Titan, Body Shop, Yo China, Nirulas, Catmoss, Archies, Hush Puppies, Footmart, Carlton London, and Pind Baluchi among others.
